The brand has a prototype drawing set, a finish and fixture schedule, an approved vendor list, and a construction manager who reviews progress photos and signs off before you can open. Deviate from the standard, even to save money, and you may be told to tear it out and rebuild it.
An independent restaurant lets you make judgment calls. A franchise does not. We build what the brand book says, and when the prototype conflicts with your actual space or local code, we raise it with the franchisor early instead of guessing.
Most brands require specific suppliers for millwork, signage, equipment, and sometimes flooring. Those vendors have their own lead times, and they do not care about your schedule.
Signage permitting in particular is where franchise openings die. Sign packages need separate permits, some Atlanta jurisdictions and shopping centers have their own sign ordinances and design review, and a brand-standard sign that violates a local ordinance means a variance request and another month.
We identify the approved vendor list and the long lead items during pre-construction and start those orders and permits first.
Brand construction managers want progress photos on a schedule, milestone confirmations, and documentation that specified materials were actually used. Some require site visits at framing and at pre-opening.
We build that into the job rather than scrambling for it. You should not be the one chasing your contractor for photos two hours before a franchisor call.
